Kopnyc – General Information, Requirements & Calculation Method
General
Kopnyc uses Autodesk Revit as its base modelling tool. The following versions are supported: 2019, 2020, 2021 and 2022.
The Help and Info buttons (licence information) are accessible by clicking the small arrow to the right of the Kopnyc menu.
Requirements
In addition to Autodesk Revit, Kopnyc requires the following modelling rules to be observed:
- Use Rooms (not Spaces) – Revit Rooms must be used; Spaces are not supported.
- Rooms must not be inside Groups – This is due to technical limitations of certain parameter types.

Unique apartment identifier per variant – When using
design variants (e.g. accessible versions), each variant of an apartment
must have its own unique identifier. If the same identifier is used for
multiple variants, all associated rooms will be included in the calculation.
Example:121for the standard variant and121.PMRfor the accessible variant.
Calculation Method
Kopnyc calculates various area values depending on the project requirements. The table below explains the key terms:

| Total Area | Sum of all rounded room areas assigned to an apartment – including ancillary rooms. |
| Living Area | Sum of all rounded room areas in an apartment that are not ancillary rooms. Cellars, garages, etc. are excluded. |
| Reduced Area (Surface abattue) | Rounded area of a room after applying the defined reduction rule (e.g. area deductions applicable to social housing). |
| Total Reduced Ancillary Area | Sum of all rounded and reduced ancillary room areas in an apartment, according to the defined reduction rule. |
| Total Social Area | Sum of all areas assigned to an apartment, calculated using the reduced values – relevant for social housing under applicable regulations. |
Total Area
The Total Area is the sum of all rounded room areas assigned to an apartment, regardless of whether they are main or ancillary rooms.
Living Area
The Living Area is the sum of all rounded room areas in an apartment that are not ancillary rooms. Ancillary rooms (e.g. cellar, garage, attic) are excluded from this calculation.
Social Housing Areas
Social housing calculations use specific reduction rules. Kopnyc supports three area types for this purpose:
- Reduced Area: Individual room area after applying the reduction rule, rounded.
- Total Reduced Ancillary Area: Sum of all reduced and rounded ancillary room areas for the apartment.
- Total Social Area: Total apartment area calculated using all reduced individual values.
